I played football at USC and with the Raiders. Football taught me that preparation wins, so I built the film room for LA apartment buildings: a weekly scan of every 5+ unit parcel in the county and every recorded sale, with the public-record risk facts attached. This site puts that in front of owners and buyers for free.

The counts on this site come from the 70,776 parcels the Los Angeles County Assessor classifies as buildings with five or more apartments, 68,466 of which have a recorded year built. 80% of those went up before 1978, which is why so much of this site is about ordinance and law, soft-story status and old wiring.
