How much is insurance on an apartment building in Los Angeles?
Owners of older LA County apartment buildings are paying about $1,500 to $2,500 per unit per year, up roughly 58% since 2021. A newer building, or an older one with documented updates, pays less than that, and the six things below decide where you land.

What drives the premium on an LA apartment building
- Year built and updates. 80% of the county's apartment stock predates 1978. Original wiring, galvanized supply lines and a tired roof each add cost. Dated, permitted updates take that cost back off.
- Soft-story status. Tuck-under parking on the city's retrofit list is a harder placement until the retrofit is certified.
- Location. A CAL FIRE hazard zone or a FEMA flood zone changes which carriers you can buy from. Most LA apartment buildings are in neither.
- Replacement cost. Construction runs about $325 per square foot today. A 7,000 square foot building from the 1960s is over $2 million to rebuild.
- Claims. Water is the number one loss on older buildings, and many carriers now put a separate deductible on it.
- The limits you pick. Loss of rents months, ordinance and law limits, earthquake, and the deductible level.
A quick benchmark
| Building | Typical annual premium range |
|---|---|
| 8 units, built 1962, no updates, LA city | $14,000 to $20,000 |
| 8 units, built 1962, new roof, updated plumbing and electrical, retrofit certified | $10,000 to $15,000 |
| 12 units, built 1988 | $12,000 to $19,000 |
| Any building in a very high fire hazard zone | Add 30% to 100%, or surplus lines only |
Ranges come from 2025 and 2026 California multifamily placements and industry surveys. Your number depends on the six items above. The tool pulls the public-record facts for your address so you know which ones apply before you ask anyone for a quote.

Questions owners ask me about cost
- How much should apartment building insurance cost in Los Angeles?
For an older building with 5 to 16 units, plan on $1,500 to $2,500 per unit per year. Newer buildings and fully updated older ones come in under that. A building in a very high fire hazard zone, or one with an open soft-story order, comes in above it. - Is there an apartment building insurance calculator?
Not an honest one that spits out a premium, because the price comes from the building and its claims history rather than a formula. What you can calculate before you call anyone is the two numbers policies get wrong most often, replacement cost and loss of rents. The tool on this page does both from public records for free. - Why did my apartment building premium go up so much?
Older LA apartment buildings are up about 58% since 2021. Reinsurance cost, wildfire losses, water claims and construction cost all moved at once, and carriers cut back on older frame buildings at the same time. - Does the California FAIR Plan cover apartment buildings?
Yes, as a last resort. It writes the fire side of commercial property including apartment buildings, and it is raising rates 29.1% on October 15, 2026. It leaves out liability and most income coverage, so owners on it carry a companion policy for the rest. - What actually lowers the premium?
Documented updates, in my experience, more than shopping does. Dates and permits for roof, plumbing, electrical and the panel, plus a retrofit certificate if the building is on the soft-story list. Underwriters price documents, not intentions.
